How to Buy Property in Dubai

A Practical Guide for Local and International Buyers

Buying property in Dubai can be relatively straightforward when the process is properly understood.

The first step, however, should not be selecting a building.

It should be defining your objective.

Step 1

Define Your Purpose

Ask yourself:

  • Am I purchasing a home?
  • Am I investing for rental income?
  • Am I seeking long-term capital appreciation?
  • Am I purchasing a second home?
  • Am I diversifying internationally?
  • Am I considering future UAE residency?
  • Am I planning to hold for three years, ten years or longer?

Different objectives may lead to very different properties.

Step 2

Establish Your Budget

Consider more than the advertised purchase price.

Your budget should account for applicable registration costs, brokerage costs where relevant, mortgage expenses if financing is used, service charges, furnishing and other transaction-related expenses.

A property you can purchase and a property you can comfortably own are not necessarily the same thing.

Step 3

Select the Right Area

Dubai contains established, emerging, luxury, family-oriented, waterfront and investment-focused communities.

Do not select an area simply because it is currently receiving attention.

Ask:

  • Who lives there?
  • Why would someone rent there?
  • What infrastructure exists?
  • What is being developed?
  • What competing supply exists?
  • How does it connect to the rest of Dubai?
Step 4

Ready or Off-Plan?

A ready property allows you to evaluate an existing asset.

An off-plan property allows you to purchase a property that is under development or planned for completion in the future.

Neither is automatically superior. The correct choice depends on your objective.

Shortlist and Compare

Do not fall in love with the first presentation. Compare.

Property against property.Developer against developer.Community against community.Price against price.
Step 6

Understand the Documents

Before signing or transferring funds, understand what you are signing, who is receiving the money, the applicable payment schedule, cancellation provisions, completion terms and other material obligations.

Seek independent legal advice whenever appropriate.

Step 7

Complete the Transaction

The precise process depends on whether the property is ready, off-plan, financed, cash-purchased or being acquired from a developer or secondary-market seller.
